Planning to move to Boston? When Should Your Search Start?

When should you start your search for a new apartment?
 
If you’re planning to move to Boston, you’ve probably begun to search through online resources to explore your options… although the internet can give you an idea of the availability, keep in mind a few things.
 
  • We typically receive notice of actual availability 30-60 days prior to the availability date. Therefore, we recommend you contact us to schedule an appointment to preview possible apartments within that window of time, to insure you’re exposed to all of your options.
 
  • The rental in market in Boston moves faster than most metropolitan cities. Due to the fast paced market, the availability is changing every minute and consequently, your on-line resources may not be up to date. Therefore, be prepared that a unit your preview on line may not be available by the time you arrive to preview apartments.
 
Fortunately, our team has access to nearly all of the apartments in the city, so we can assure you we’ll find you a wonderful home here in the city with plenty of time to make moving arrangements.

We’re sure you’ve heard; the Buyer’s Credit has been extended!

The new law:
 
  • Extends deadlines for purchasing and closing on a home.
  • Authorizes the credit for long-time homeowners buying a replacement principal residence.
  • Raises the income limitations for homeowners claiming the credit.  
 
Under the new law, an eligible taxpayer must buy, or enter into a binding contract to buy, a principal residence on or before April 30, 2010 and close on the home by June 30, 2010. For qualifying purchases in 2010, taxpayers have the option of claiming the credit on either their 2009 or 2010 return. 
 
 
So, does that mean I should take advantage of this opportunity?
 
We’ve compiled a list of a few things to consider before you determine if you’re in the position to take advantage of this opportunity, or if you should explore the incentives being offered in the rental market?
 
  • Job Security – with Massachusetts’ unemployment rate continuing to rise, is your position secure?
  • Financial Security – has the economy had an affect on your capital?
  • Geographic Security – will the state of the economy present relocation possibilities?

Guide to Getting Your New Boston Apartment

Planning a trip to Boston to secure an apartment? Looking for a new apartment in Boston?

Here's a list of what you'll need to be prepared:

Deposit funds – When submitting an application, you must include deposit funds. The amount of the funds due will vary depending on the unit you choose. We recommend having access (ideally in certified funds) to a minimum of one month’s rent. Please keep mind some owners may require more.

Proof of employment – Included in your application package should be proof of your employment or verification of accessible funds. This information will assure the landlord that you are qualified to rent the apartment.

Co-signer Information – In the event you don’t qualify for the unit on your own due to income or credit history, a landlord may require a co-signer for the lease. We encourage that if you think you may need a co-signer, you determine who that will be prior to arrival. Please understand that some landlords do not accept co-signers.

Landlord Information – Many application packages will request current and possibly former landlord information for references. Having this information readily available will prevent you from scrambling when time is of the essence.

Pets – If you have a pet, finding an apartment that allows pets can be challenging. We encourage you bring any information/documentation regarding your pet, as this may be required for units that allow pets. Furthermore, this may be helpful in presenting your pet to an owner who may be willing to negotiate on their pet policy. However, please note that many condominium associations and management companies have rules that are not negotiable.
