Boston Real Estate Market Report

 

Recent market data provided by the Greater Boston Association of REALTORS® of which we are members, for the month of May reveals the market continues to be favorable for buyers due to extremely low interest rates and for sellers because of the lower supply of available inventory from which buyers may choose. While prices continue to be affordable, single family median prices have gone up 7.4% year-over-year while condominium medium prices have dropped slightly by 4.3%. You must consider PRICES AND INTEREST RATES when determining what’s affordable for you and what’s really happening in the market!

 

The average amount of time homes are staying on the market has decreased year-over-year as well as month-over-month while the amount of inventory has decreased; in 2009 the average single-family (SF) home was on the market for 114 days, this year that number was reduced to an average of 91 days. For condominiums (C) the number of days on the market dropped to 102 days from 110.

 

 

 

Interest rates continue to be low, but since there is a general lack of real estate inventory the market could shift to one that favors the buyer, to one that will favor the seller.  Data shows, there is currently only 5 mo. (SF) and 5.5 mo. (C)  of real estate inventory compared to a ‘balanced’ market which usually has a 7.5 - 8.5 months supply. 

 

 

Statewide, the Massachusetts Association of REALTORS® (MAR) reported that May was the 7th straight month that sale prices have gone up and that the year-over-year sales increase is the largest annual May increase on record (since MAR has kept track of monthly numbers) for both single-family (31%) and condominiums (32%). This increase could be attributed to buyers taking advantage of the Home Buyer’s tax credit before it expired.

 

This is great news for people hoping to sell their Boston property, as it shows us that demand for Boston real estate is currently greater than supply. As market values of property are steadily increasing sellers will encounter more willing buyers that have fewer options from which to choose while  facing increasing prices.

I just had the opportunity to tour the lofts at 72 Hamilton in Cambridge. What I expected before my visit were modern townhouses in an urban setting. What was delivered was an exceptional ultra-contemporary and luxury townhouse complex in a serene setting with amazing outdoor space.

I had the recent pleasure of touring South Boston / Seaport District's newest loft project, the Signal Building. As most loft-aficionados will tell you, there is nothing more appealing that a factory-style space that gets converted to residential. 154 West Second St is a building that we have seen sitting sadly at the edge of the Seaport District, begging to be rehabbed. Although it is still mostly a construction site, upon entering the front door, you can feel something special is coming to life here.

This project consists of 75 new condos, a mix of loft-like and traditional style layouts. Boston's "Hottest" Lofts

 
As a agent that covers more than one specific neighborhood - as I assist my clients most of the time within a specific price-point than a designated area search -  I often get asked which loft markets within Boston are the “hottest”. Well, it all depends on what your definition of “hot” is:

  • If you are looking for the building with the most recent sales, FP3 Boston in the Seaport District has experienced 12 sales in the past 3 months, increasing the total lofts sold in the building in 2009 to 19. (63% of all sales in one quarter can justify calling it more than lukewarm.)
  • If your idea of hot is where the action is – and not just loft buildings, but new restaurants, retail and businesses flocking to the neighborhood, my pick is the West Side of South Boston (it’s also now designated as part of the Seaport District). Between the Macallen Building, the ever desirable Court Square Press and recent newcomers Lofts @ 36A & Allele, the corner of West Broadway and Dorchester Ave is tough to beat for a variety of styles and prices within the loft market. Not too far from that corner is 125 B, a wonderful schoolhouse renovation, and the Foundry Lofts, where the price per square foot is very reasonable. Besides the residential loft buildings, there is also an additional boom in retail (Avanti Salon, Sophia’s and a new organic market to come), restaurants (Franklin Café Southie, St. Alphonzo's Kitchen) and there’s a brand new modern rental building at 50 West Broadway.  
  • If you think that the place to get the best for your dollar is at the top of your list of what’s hot, then Chelsea (yes, the little city North of Boston that could), has the best price per square foot with the largest selection of lofts under $300,000 in the area. Industrie Lofts, Keen Lofts, DaVinci Lofts and Spencer Lofts all sit within 3 blocks of each other and range from ultra-modern sleek lofts to brick and beam factory style to renovated schoolhouse lofts.
 
One can always argue that the South End, Leather District and Somerville all have varying degrees of momentum and in my opinion, are also fantastic neighborhoods to look for lofts, however, at the moment the above three are really at the head of the pack.
