Beautiful New South Boston Lofts at The Signal Building

I had the recent pleasure of touring South Boston / Seaport District's newest loft project, the Signal Building. As most loft-aficionados will tell you, there is nothing more appealing that a factory-style space that gets converted to residential. 154 West Second St is a building that we have seen sitting sadly at the edge of the Seaport District, begging to be rehabbed. Although it is still mostly a construction site, upon entering the front door, you can feel something special is coming to life here.

This project consists of 75 new condos, a mix of loft-like and traditional style layouts. Well, traditional in terms of having actual distinct bedrooms, but the fits and finishes (espresso hardwood floors, granite countertops, stainless steel appliances, large factory-style windows, high ceilings, central heat and a/c, open floorplans, marble bathrooms, in unit washer /dryers, and a few private roofdecks with amazing city views) give the buyer a very modern place to call home.

There is also an artist-loft component, of which, BRA certified artists can choose one of 24 lofts.

Beyond the units themselves, the common amenities at the Signal Building include a common roofdeck, fitness center, common courtyard, garage parking (limited spaces), deeded outdoor parking and 2 elevators. The building is also pet friendly.

- Price Range: $289,000 to $709,000
- Size Range: 527 Square Feet (studio) to 1,800 SF (2 bed / 2 bath)

If you are looking for an incredible value in a brand new loft-style condo and an unbeatable location, Signal Building is a must-see.

Please contact Paul Santucci of Boston Lofts at 617-694-0004 for a tour of the Signal Building.

Custom South End Loft Offers Value

Unit #223 at Laconia Lofts has just been reduced $100,000 to $1,024,000, making the $/SF around $483, much lower than anything else currently listed in the building, and even lower than the 3 sales in the past 6 months.

All the units at Laconia Lofts were delivered raw to their original owners, making the finishes within the building unique to each home. #223 is no exception. Taking cues from pop art, this home is a visual playground from its curved ceiling detail to angled beams.

The focal point of the kitchen is the 15-foot granite bar, with over 8 feet of uninterrupted counter space for prep, serving or dining.

The 2nd full bathroom is also not to be missed, with its Jetsons-like shower/tub/entertainment enclave with surround sound and TV screens.

Designed by the architectural firm of Hacin+Associates with developer Jack McLaughlin, this staple building in the SOWA district was completed in 2000. Many residents are artists, and their media are as vast and varied as the condos themselves.  Source

Boston's "Hottest" Lofts

As a agent that covers more than one specific neighborhood - as I assist my clients most of the time within a specific price-point than a designated area search -  I often get asked which loft markets within Boston are the “hottest”. Well, it all depends on what your definition of “hot” is:

  • If you are looking for the building with the most recent sales, FP3 Boston in the Seaport District has experienced 12 sales in the past 3 months, increasing the total lofts sold in the building in 2009 to 19. (63% of all sales in one quarter can justify calling it more than lukewarm.)
  • If your idea of hot is where the action is – and not just loft buildings, but new restaurants, retail and businesses flocking to the neighborhood, my pick is the West Side of South Boston (it’s also now designated as part of the Seaport District). Between the Macallen Building, the ever desirable Court Square Press and recent newcomers Lofts @ 36A & Allele, the corner of West Broadway and Dorchester Ave is tough to beat for a variety of styles and prices within the loft market. Not too far from that corner is 125 B, a wonderful schoolhouse renovation, and the Foundry Lofts, where the price per square foot is very reasonable. Besides the residential loft buildings, there is also an additional boom in retail (Avanti Salon, Sophia’s and a new organic market to come), restaurants (Franklin Café Southie, St. Alphonzo's Kitchen) and there’s a brand new modern rental building at 50 West Broadway.
  • If you think that the place to get the best for your dollar is at the top of your list of what’s hot, then Chelsea (yes, the little city North of Boston that could), has the best price per square foot with the largest selection of lofts under $300,000 in the area. Industrie Lofts, Keen Lofts, DaVinci Lofts and Spencer Lofts all sit within 3 blocks of each other and range from ultra-modern sleek lofts to brick and beam factory style to renovated schoolhouse lofts.

One can always argue that the South End, Leather District and Somerville all have varying degrees of momentum and in my opinion, are also fantastic neighborhoods to look for lofts, however, at the moment the above three are really at the head of the pack.

Live-Work Loft Options in Boston

Remember the days when lofts were strictly a haven for artists? Now it seems that the majority of condo buyers, unless looking for full-service / white glove amenities, are looking for some loft-like quality, be it as simple as an open floor plan, or including unique characteristics such as: wood or steel beams, converted elevator shafts, exposed brick, huge factory style windows, barrel vaulted ceilings, and other details that sets them apart and adds substance. Boston condo buyers are no different and even buyers looking for luxury condos are getting some of the loft-like qualities delivered. The good news is that Boston’s age and its history of manufacturing have blessed us with wonderful buildings and neighborhoods where restored lofts can thrive. Even if the building is new construction, developers are heeded the call from buyers who want open-floor plans, high ceilings and large windows.

Now, it may be true that Boston’s artists have been “smoked out” of several neighborhoods, where a community of creative-types could be found a few years ago, and now their gritty buildings have been developed into polished condos, however, there are several live-work spaces available for artists. Here are two example of fantastic live / work lofts on the market in Boston:

-          243 Bent Street, Unit 2 – Bent Street Lofts, Cambridge
1226 Square Feet, 2 levels, brand-new kitchen & baths, 23 foot ceilings, 2 enormous skylights, private patio, deeded parking, incredible open floor plan for studio space. Small artist association with low condo fees and low taxes.
$595,000

-          141 Dorchester Ave, Unit LW202, Macallen Building, South Boston
Huge 1700 SF commercial / residential zoned loft unit in Boston’s only gold LEED certified building. Separate commercial entrance, garage parking spot, amazing common amenities in Boston’s hottest neighborhood.

Boston Lofts Now Representing Keen Studios

Keen Studios in Chelsea has been one of the most unique properties to arrive on the market in years, however, with a restriction on Artists as the only applicable buyers in addition to an already sluggish market, sales were slow. In a move to reintroduce these fantastic loft spaces to the market, Maloney Properties has teamed with Boston Lofts and the exposure and momentum is already creating a buzz. In addition, the “artist restriction” has been lifted, giving the opportunity to all buyers to take advantage of this amazing value and property.

The building is a former Tudor-style schoolhouse in the “loft-district” of Chelsea, where buildings such as Spencer Lofts, Industrie Lofts and Forbes Lofts have brought the niche-market of lofts over the Tobin Bridge and into one of the most culturally mixed cities in the area. This eclectic vibe and strong artist community has reinvigorated Chelsea and has become a destination for new homeowners, empty nesters and others who would rather not pay Boston prices. In fact, lofts in Chelsea average just $209 a square foot! OH YEAH – Keen Studios averages just $179 Per Square Foot, making it the best priced loft building in the Boston Area!

And buyers who are interested in Keen Studios won’t have to sacrifice style or quality for the price. There are variety of layouts and finishes available to meet the needs of the most discerning buyers. Features include 15 foot soaring ceilings, fully-applianced GE kitchens, gleaming hardwood floors, exposed beams, 8 foot windows, deeded parking, unit controlled heat / AC, and open floor plans with amazing light and size!

These exceptional loft units range from 793 to 1147 square feet. The 23 units have options for low, moderate and standard-market rate units. Affordable units range from $99,000-$160,000, income and use restrictions apply. Market units range from $178,450-$225,750.

Keen Studios is truly a remarkable opportunity – delivering flair and value in one exceptional address.
