Developer opts to auction Natick condos rather than see them sit on market in Boston Globe

Content: Bob Rinaldi is convinced that his 24-unit luxury condominium complex in Natick would have been a smashing success if only his timing had been right.
His 20 South development, featuring condos with sustainable bamboo floors and abundant natural light, sits within spitting distance of downtown Natick’s train station, shops and restaurants.
Instead, his project sits stagnant on the market. Eighteen months after its completion, only 10 units have been sold, with one more under agreement.
On Nov. 19, the rest are set to go to auction. But Rinaldi’s property is not in foreclosure. Instead he’s taking a chance on a concept that may signal distress to many but is gaining acceptance as a legitimate way to determine worth in an uncertain market.
“It’s a total marketing strategy,’’ said Rinaldi, who quit his job in high tech seven years ago to ride the real estate boom, only to see it go bust. “Things just kind of plod along. They’re stale in this market. They need an injection. This is my injection.’’

Content: (FSB) -- When Jared Heyman's market research firm, Infosurv, grew from two to seven employees, the CEO
knew he needed more space. So, two years ago, he leased a 1,300-square-foot office in Atlanta for Infosurv
(infosurv.com), adding 300 square feet. As business took off, Heyman hired ten more people, and the company's
once-roomy digs quickly became crowded. Heyman branched out to the floor below, assigning salespeople to
one area and operations to another.
Infosurv kept growing, and Heyman now plans to move his nine-year-old venture to more expansive quarters in
the same building. In retrospect, he wishes he had taken more time to forecast where his business would be in
five or ten years. Looking back at the costs of decorating and rewiring both floors, he figures he spent about
$5,000 more than he would have had he moved to the right place the first go around. "When you get office space,
you have to think strategically," Heyman says.

Content: Eclipse Partners, LLC, a Boston based real estate investment firm specializing in the acquisition, development and management of commercial properties, announced today it will complete construction of The Needham Gateway Shops on December 1, 2006. The 24,000 square foot ‘mini lifestyle’ shopping center is 65 percent leased to top retailers including Panera Bread, Jos A Banks, Omaha Steaks and Mattress Giant. The Needham Gateway Shopping Center, located in Needham, Massachusetts at 100 Highland Ave, attracted tenants before the “shovel hit the ground,” according to Marc Koenig, principal of Eclipse Partners. With only two remaining storefronts for lease, Eclipse Partners and their brokers, Advisors Retail, are in active negotiations to fill the two remaining spaces, 6,400 sf and 2,065 sf with national or regional tenants.
