Boston's "Hottest" Lofts

 
As a agent that covers more than one specific neighborhood - as I assist my clients most of the time within a specific price-point than a designated area search -  I often get asked which loft markets within Boston are the “hottest”. Well, it all depends on what your definition of “hot” is:

  • If you are looking for the building with the most recent sales, FP3 Boston in the Seaport District has experienced 12 sales in the past 3 months, increasing the total lofts sold in the building in 2009 to 19. (63% of all sales in one quarter can justify calling it more than lukewarm.)
  • If your idea of hot is where the action is – and not just loft buildings, but new restaurants, retail and businesses flocking to the neighborhood, my pick is the West Side of South Boston (it’s also now designated as part of the Seaport District). Between the Macallen Building, the ever desirable Court Square Press and recent newcomers Lofts @ 36A & Allele, the corner of West Broadway and Dorchester Ave is tough to beat for a variety of styles and prices within the loft market. Not too far from that corner is 125 B, a wonderful schoolhouse renovation, and the Foundry Lofts, where the price per square foot is very reasonable. Besides the residential loft buildings, there is also an additional boom in retail (Avanti Salon, Sophia’s and a new organic market to come), restaurants (Franklin Café Southie, St. Alphonzo's Kitchen) and there’s a brand new modern rental building at 50 West Broadway.  
  • If you think that the place to get the best for your dollar is at the top of your list of what’s hot, then Chelsea (yes, the little city North of Boston that could), has the best price per square foot with the largest selection of lofts under $300,000 in the area. Industrie Lofts, Keen Lofts, DaVinci Lofts and Spencer Lofts all sit within 3 blocks of each other and range from ultra-modern sleek lofts to brick and beam factory style to renovated schoolhouse lofts.
 
One can always argue that the South End, Leather District and Somerville all have varying degrees of momentum and in my opinion, are also fantastic neighborhoods to look for lofts, however, at the moment the above three are really at the head of the pack.
