Ok, Let's talk about value. Usually, not a word that can be thrown around lightly in the tight & desirable loft market in Boston. But I'm about to show you something, and if you are quick enough, you can take advantage:
First of all, I can't tell you how many people in the marketplace hover around Court Square Press in the Seaport District in Boston, looking for a loft to call home. This is one of the most popular loft buildings in the Boston area for a reason: 24 hour concierge, deeded garage parking, 20,000 Square Foot outdoor rooftop terrace with a lap pool & grills!, media room, and updated fitness center - plus it's literally just steps from the Redline.
There's also the units: true brick and beam style lofts, handsome, elegant, but also that perfect touch of raw factory style that adds that extra flair to make these homes a cut above (check out the homepage of www.BostonLofts.com. There's a reason I feature that Court Square Press unit as "THE" loft in Boston!).
Convenience, style and good living….Must be pricey, right? Well, Court Square's lofts have been selling at about $500 per square foot lately - even with the parking. So, the value is obvious for this building.
But wait - it gets better! How does $426 a Square Foot AND $67,000 UNDER assessed value sound for a Two-Level Penthouse?!
Yes- read quickly, here's the details:
· Price: $799,000
· Size: 1872 Square Feet
· Rooms: 2 Bedrooms / 2 Full Baths & 1 Half Bath
· Parking: 1 deeded GARAGE spot
Here’s a little more:
Boasts soaring 10 - 25 foot ceilings, Master Bedroom with en-suite Full Bath & huge walk-in closet. Dramatic lofted Livingroom / Diningroom / Kitchen with original wood beams & exposed brick, perfect for entertaining or just relaxing in a spacious & ultra-cool loft. Chef’s Kitchen includes stainless steel appliances (including wall oven) with amazing storage, midnight black granite countertops and upscale wood cabinets.

When I began doing rentals last year I started hearing this phrase “LEED Certified.” I didn’t know what it meant but knew that it was a big deal when someone said “Oh, this luxury building or this apartment complex, this one is LEED Certified.” So before you come take a look at the newly LEED certified 7 Cameron luxury apartments in Cambridge, you can know what it means to be LEED certified.
LEED stands for Leadership in Energy and Environmental Design, and was created by the USGBC (United States Green Building Council) in 1998. The idea behind the council mandated certification was to create a standard for construction, operation, and design of new construction as well as existing buildings, in an attempt to lower the “carbon foot-print” and raise energy efficiency within a structure.
Since its inception, LEED certification has become the world’s most recognized universal standard for buildings that are cost-effective, efficient, eco-conscious, and “green friendly.” Any building can be made to conform to LEED certification, new buildings, existing buildings, luxury apartments, school, stadiums, and offices. The categories they focus on are water efficiency, indoor environmental quality, energy and atmosphere, and materials and resources used during construction.
Within the past few decades, society and cultures across the globe have begun to take more seriously notions of recycling, renewable power, clean energy, and green friendly technologies in an attempt to preserve and heal the damage down to our planet. Now that there are guidelines that even our apartments and offices can follow, it kind of makes you think where you’re living? And how important LEED certified buildings are to the environment, your health, and your wallet.
Please contact a Boston Realty Advisors agent today at 617-375-7900, and ask about the new LEED certified building 7 Cameron going up in Cambridge area today.

The Renaissance continues in Downtown Crossing, with $3.2 million in city funds slated for improvements in the area, including sidewalk repairs, new illuminated street signs, street repaving, and bike racks.
“It’s time for us to go back into the Downtown Crossing area and do some reinvestments there, because things are changing and new businesses keep wanting to come there,” Mayor Thomas M. Menino is quoted by the Globe.
In addition, developers in the area are expected to make $10 million in privately funded improvements, including a new entryway for the MBTA station at Franklin and Washington Streets.
Over the next four years, 1,200 housing units will be built in and around Downtown Crossing, drawing some 3,000 residents to the area.
In the same vein of revitalization, a total of ten new restaurants have recently opened or are on the horizon. Back Deck, a collaboration of Bradley Fredericks of Fajitas and Ritas fame and acclaimed chef Paul Sussman, opened earlier this summer on West Street.
407 Washington Street is a 7-story, 25,616 SF mixed-use development opportunity.
This is an opportune time for investors to capitalize on Downtown Crossing. Boston Realty Advisors has been retained as the exclusive agent for the sale of 407 Washington Street, located in the heart of Downtown Crossing directly across from the Millennium Tower project. Although historically occupied by retail users, 407 Washington is fully permitted and approved for 8,000 SF of retail and 14 residential units. The Element, Allston's exciting new eco-friendly community. Located at 86 Brainerd Road, the luxury building is the first available for occupancy in a 6-building group called the Green District.
Leasing began less than a month ago and the 100-unit complex is almost sold out – only 14 units remain. Clearly the Element is living up to expectations as Boston’s newest and most exciting apartment community complex. “I’ve been in the complex quite a few times since leasing began and they have quite the crew working diligently to prepare for the initial July 1st move-ins,” says Boston Realty Advisors rental agent Jon Biliouris. “The entire project is moving at an impressive pace without compromising quality, and the developers [The Mount Vernon Company] are really setting a new standard for housing in the entire city.”
Careful construction and environmentally ethical design are evident throughout the building. Gorgeous designer kitchens boast granite countertops and top of the line stainless steel/energy efficient appliances. All units have individually controlled air conditioning.
Apartments at the Element feature large, super-insulated windows.
The building is insulated with an energy-efficient material called Icynene. This innovative soy-based material helps reduce noise transmission. Recycling chutes on each floor encourage residents to reduce waste. Naturally, the Element is also LEED certified.
In addition to the luxury amenities and eco-conscious features, the Element is unique in that it has offers residents a private theatre, fully-equipped fitness center, parking garage, and a common event room with kitchenette.
Atop the building sits a 2,000 SF recycled grass roof deck with lounge furniture. Here, residents can get to know each other by taking yoga classes or tending the communal vegetable garden.
This exciting, pet-friendly building is available for occupancy starting July 1st, so there is still a chance you could be one of the first lucky occupants. Stop by the leasing office at 1302 Commonwealth Avenue today or call 617.651.3500.
The Element is part of a larger overall Green District, a massive $125 million project with six buildings comprised of 500 environmentally conscious units along Brainerd Road in Allston.
Last month's departure of Bertucci's brought the Atrium Mall's occupancy to merely 20%.
Today the Boston Herald announced that Chestnut Hill’s struggling Atrium Mall is currently under agreement. Bulfinch Cos. plans to purchase the site from Simon Property Group for $50 million.
Bulfinch reportedly plans to convert the site into medical office use. Tenants have been fleeing the Atrium Mall left and right, with Bertucci’s leaving last month and J. Crew and the Loft also reported to leave. This site is especially attractive for medical use given the overwhelming demand for space near Longwood Medical Area.
This comes a little over a year after the Macy’s location further down Route 9 was sold. That site is now being converted into a fitness center, cinema, and several retail stores.
